General Questions
A mortgage loan or simply mortgage is a loan used either by purchasers of real property to raise funds to buy real estate, or alternatively by existing property owners to raise funds for any purpose while putting a lien on the property being mortgaged. The loan is “secured” on the borrower’s property through a process known as mortgage origination. This means that a legal mechanism is put into place which allows the lender to take possession and sell the secured property (“foreclosure” or “repossession”) to pay off the loan in the event the borrower defaults on the loan or otherwise fails to abide by its terms.
The minimum down payment when buying a home in Canada is 5% of the purchase price, however if you can make a larger down payment than the minimum requirement, your mortgage payments will be lower and it will take you less time to pay off your mortgage.
For private mortgages, minimum down payment is 20% of the purchase price.
Private mortgages are the perfect solution for short-term financial needs. Most private mortgages are set for 1 to 3 years depending on your situation. This means that the final payment will be due at the end of the term, with the option to extend or renew.
